When I sign a contract with a realtor, am I entering the contract with the realtor only or is the contract with the brokerage as well? Several months ago, I signed a contract with a reatlor who posted wrong info about the property, never posted pictures and lost the keys to my house. Needless to say, I called the brokerage and they gave me to another agent. I did not sign a new contract. This agent not quite as bad but it still takes 2 weeks for him to return my calls. I am not in a position right now to be able to review my contract for the next several days but I was just wondering if there is a standard policy of whether I am under contract with the realtor or the brokerage. If I am not bound to this agent, all I really need to do is leave him a message that I will be getting a new agent in a different brokerage or no...? (I'm sure that would seem rude but so is the fact that he doesn't return my calls and has never seen the place)

I run a deli right across from the University of Tennessee. Our normal business hours are 1030am to 10pm. When the college kids go home (ie for Christmas break) our business is slow. Last week we stayed open until 8 and got killed on labor costs. This week, I am shutting it down after our lunch rush so we can actually profit instead of lose it all on labor, yet I am still nervous as to what my owner will say. I am the General Manager and feel that this is my call, especially if he is out of town celebrating Christmas, while we work on a skeleton crew. Any words of wisdom?

Is it better to take out a personal loan and just pay all the old charges and collection accounts off? I'm trying to take care of my bad credit by making monthly minimum payments to creditors to relieve old debts, but I have to wonder if it wouldn't be easier to pay everything off with a loan and make that one monthly payment.

I bought my brother a subscription to a magazine. I got the wrong magazine so I cancelled it, getting most of the amount I originally paid. I just received my credit card bill that shows the credit and it's short four cents. It's only four cents but I still feel like I need to tell someone. What are the proper steps to follow? I couldn't find anything on the magazine's web site. Should I call the company or my credit card company first?
