I have a small portfolio of properties that are held through an LLC. I am looking for a lender willing to provide 30 year mortgages on the properties with the deed being in the LLC's name. The members of the LLC will be willing to guarantee the loans.

The portfolio breaks down a follows:
1 - 6 Unit Building Binghamton NY
2 - 1 bedroom condos; one in Somerset Country one in Monmouth County

The mortgages would total 200k. The properties are worth well north of 500k.

If you know of lenders who work with small investors like myself, please let me know.

I moved in to an apartment and signed a 1 yr contract, and now I want to move out but there is still abt 8 months left on the contract. If I just leave and notify the management that I left can it really hurt my credit? The place turned out to be in a bad unsafe location and too expensive for what it offers. I have paid all my bills on time so far but much longer of this and I wont be able to even buy groceries. So can I just leave and it not affect my credit too much?

Free market competition means consumers pay fair prices. If they are too high consumers will buy from a competitor but if they are too low the makers will go out of business.

Because of this law suits have been brought against Microsoft and other privelidged companies for abuse of near monopoly status and all market dominating corporations in the UK and USA are subject to control eg in UK by the Monopolies and Mergers Commission.

But while enforcing corporate competitiveness governments take the opposite view about copyright and patents. This is why Bill Gates became the richest man in the world.

It is also why Xerox copiers dropped to about 30% of their previous price when their patent ran out. Until that point they were charging the consumer about 200% more than they should have.

It is also why people die because generic drugs are not available while already rich drug companies hide under the excuse of r&d costs.

Isn't it time every company had to compete for you.

Hi! If I supervised three members of a work team, but two of them are from Arabic-speaking countries, what could I do to solve the communication problem? During meetings, the third member complains to me that the two often talk with each other, denying the rest of the team what might be important information. They both have heavy accents as well.

Our credit is pretty bad, I know this even without viewing a credit report. Besides the obvious (pay off the debt), what's the best way to rebuild your credit. DH says that when you start paying off the debt that it starts showing good credit on your report. But how good is it really? I mean, it still shows that you haven't paid the bill in X amount of months/years, right? Can't the people that are approving you for a credit card or loan or job still see that it was unpaid for that amount of time, or no? I would think if they could that most places would still want to deny you because of it.

We in India gave licence to a foriegn Company to operate in India. Fine. Now, at collection point thier soft ware collapsed, and they did not pay. Is it or is it not a good reason for sueing, the Company, as is the practice out of India. I'm starting to wish I hadn't chosen to sell on ebay. I'm getting questions I can't find the answer to! Basically I'm selling some car audio equipment that is bulky, very heavy and cost a lot of money new (even though I'm selling for a fraction of the cost) therefore I said the buyer will collect.
