My clients offer is well below the listing price. My research and CMA shows the property is over priced to begin with. As for being the agent procuring the buyer..I should be receiving $10,000 at closing. BUT (oh the 'buts') 7 hours prior to faxing the offer the $10,000 bonus changed to $5,000. Now, One day prior of faxing the offer I did call the seller's agent to let her know I was faxing an offer. Did this knowledge of my preemptive offer plant a seed of deception in seller's agent/the seller?: "Well, if the contract for sale is coming in tomorrow and we sure are desperate to sell.... we have time to change the bonus to $5grand..." and they did!!! I can't believe it, its so..... beguiling.

What do you think?
What are my legal options regarding the $10,000?
What should be said to the seller's agent?

WTF?!

I am reosrt operations manager and I have a manager who has been the subject of the topic as far as not getting things done. There have been instances where a group comes in the next morning and thier meeting room is not ready and I have to pull myself fromother groups and get the job done for her. I had a talk with her but this happened a gain when a B&B did not have a place to have breakfast the morning after their arrival. She spends alot of time on the phone and does not spend time outside with the guests as much as I woul like her to. She has a monotone attitude and I wish I could help her to improve herself in this area. I am meeting with her this afternoon and I want to approach her in a manner where she does not feel I am picking on her and I want her to leave the office knowing and confidant that I want her to stay, but I also want to get my point across in the areas she needs to improve. Please help. I appreciate any advice.

I paid 300.00 on my card balance at the bank on Tuesday. They told me that the payment would show immediatley, itr didn't. The next day I phoned MC and was told that it sometimes takes 1-3 days for a payment to show. Yesterday it still had not shown up, so I called MC again and they told me to go to the bank where I made the payment and get them to fax them something on the banks letterhead stating the payment had been made and when I get home to call trhem and they would apply the payment right away. I did this, and they told me that everything is fine now. Well, this morning I went online again to check and I found that instead of applying the payment to my balane, they had only raised my limit by 300.00.
I am wondering if this is a commkon problem with MC.

I'm smart - I understand the math, and I know they are both about measuring and predicting how well a stock follows the main market - but I also know I'm missing something basic, especially about CAPM. Can someone please recommend a website or an article that would help?

Why do so many people beleive they are home owners when they have a mortgage? as they do not own the house until the mortgage is paid off as it remains in the charge of the lender who can take it back if the mortgagee defaults so they dont really own it do they.?
