I am new at rental management. My tentant siged a 1 year lease beginning June 1st. He paid both on time with a postal money order. He has not paid July rent. He sent me an email and apologized that he had a "financial emergency" and would pay as soon as possible (no exact date, though.) I didn't do a credit check (stupid, I know) and I don't have a good feeling. How long should I wait before I filing the eviction paperwork?

We produce children and hobby videos. It is hard for us to sell our product in large retail stores, cause people don't recognize our name. We do have a fan base, but we don't have the recognition that we want. The products are: toy trains, John Deere, and CAT Machines.

Any suggestions would be great. We are a small business, so nothing too expensive.

I am currently get my BFA in Photography. I love photography, but I am afraid that I wont have a good career in this. My new dream is to open a coffee business, but I don't want to start all over in college. Plus I am not sure on the best place to open one. I don't really want to open one in a huge city, since there are so many around. Any suggestions would be great.

Particularly at the holidays... Would you prefer time off? A gift certificate? A turkey? I am "the boss" (small business, 10 employees) and every year the owner and I drive ourselves crazy trying to come up with gifts for our employees. We usually spend between $100-$200, sometimes more (depending on how good the year was). We also give a bonus usually equal to one-two week's pay (again, depending on our financial situation). We don't do any other type of bonus (except we play games at each major holiday and give away prizes and such). We're trying to come up with the gifts for 2006 already - and I can't think of what people would like!!!

Have you lived in a country which should be stinking rich but is jam packed with people living in blighted misery?

The fundamental reason is always corruption in public office. Who can spot that? Only accountants. But audit within a nation is controlled by the government of said nation, and accountants with guns at their heads or bungs in their pockets are only human. So here's my idea:

...a UN sponsored crack team of Chartered Accountants and Auditors who can be called or sent into a country and audit all or any part of the public tax and spend therein. They could have very limited powers, e.g. report only (red/amber/green), or you could give them the ability to send people to the Hague.

Participation by the countries concerned would be voluntary (which suggests that limited powers are actually more effective) and would occur if a government wanted to show itself to be clean, maybe after a scandal, or because it was excluded from some club such as WTO.

if a limited company goes bang and still owe money to creditors what are the implications for company secretary and directors of the company.

Also can the company close without the personal assest of the dierctors and company secretary being touched.

This lady is like 50-60 years old and knows nothing about computers. I have to constantly help her on stuff I learned in elementary. After working with her for 4 months in the same little office I can't stand her. My paitence has almost ran out. I have the deed, there is a deed of trust recorded, there is a 30 year mortgage (27 years remaining), low monthly payments & a low finance rate.

Do I have to get the mortgager's permission to sell, or can I sell it to pay off the mortgage (while hoping to make a profit)?

I'd rather not go through a real estate agent, but will potential buyers not be interested because of the deed of trust? Do I have to satisfy the deed of trust first before I can sell the house?

Are there any tax consequences from buying a smaller & less expensive house that was bought within the year. We sold our first house that was built in the 70's, when homes were less expensive, so made a profit. I believe we can take a one-time tax write-off on the profit. After paying the commission & advertising costs we would like to sell our present house for the price we bought it six months ago. The home is too large for us (2 people) & takes too much upkeep. We want to down-size without paying any profit/loss. We'll have to house-hunt, re-pack & move everything & unpack again, but wonder if there will be any large monetary expenses involved.

I know older accounts look better on the credit report, and my oldest credit card account is a card with an annual fee. Now that my credit is better, I've gotten cards that have no annual fee, but I have'nt had them very long. Should I cancel the older account to avoid the fee or keep it open to help my credit score?
