The landlord is not doing anything as of yet, says he has to wait on his insurance company. Kinda hinting around he wants the tenants to pay for it. Who right?

I know what feild i want to go in. I just don't know exactly what it is called or if there are any more careers out there that I would be interested. I want to be something like a counselor, something along the lines of that. If you know any sites that could help me, and it not cost anything,,, that would be helpful.

I know when we get married, my credit will be brought down by his. I was wondering if there is anyway around this? I have a perfect credit score and his is not so great. I think it is pretty shitty that mine will be affected just because we are married. I think it is wrong to bring my pefect score down when I have done nothing wrong. It's like they punish you for getting married. Well anyways, I was wondering if there was anyway to get around this? I know people are gonna say "dont get married..marry someone else...improve his credit score first..." and so on. That's not the kind of answer I am looking for. I will marry him no matter where his credit stands & I don't plan on spending money to pay off the stupid little things that ruined it. ..trust me, if you knew the things that brought down his credit, you wouldnt pay them either! So yeah, is there anything a person can do to get around this so I can keep my high score and he can have his not so great score?

i am planning to invest around $10,000 in silver futures. i dont have to pay commission. i plan on buying during a lull and selling when the price rises about $.30-.40. After this i will have made a very small profit on each ounce of silver but a large profit overall. enough to overcome the cost of the legal fees for trading like this. next, i will buy again when the price of silver drops at least $.30-$.40 and wait to sell when it rises again. following the process, over a period of about a year and a half making trades like this 1-3 times per week. my friend made a model of this and projected that i stand a good chance of tripling my assets over that year and a half. WHATS WRONG WITH THIS AND WHAT RISKS AM I TAKING? IN OTHER WORDS, WHAT CAN GO WRONG WITH THIS PLAN? INCLUDING THE $30-$50 GOVERNMENT TAX ON EACH SALE, WHAT OTHER COSTS AM I UNAWARE OF. this is important because if there are others, i might not make it over the "hump".

I guess this is a two parter: First, do the homeowners association have to pay real estate taxes? Second, since a HOA is a non-profit, the real estate taxes that they pay should then be deductible on my tax return (on a pro rata basis, obviously), right?

Please have some real sources, preferably either IRS publications, IRS rev rec rulings, or tax code citations. I searched myself but couldn't find any.

We are selling our ranch in Ca. Potential buyer put up $10,000 earnest money and entered a 30 day escrow. We moved across country and were out in time for close. Never heard from potential buyer again or RE agent. Money still with Title company, 6 months later. Our ranch is still listed and we are still showing it. Our RE agent says it won't interfere with new possible buyer. Is that true? Where do I go to find out for sure - I don't trust that my RE agent knows for sure.

I don't live w/ my parents anymore but I did for 9 months of last year. My mom wants to claim me (like she has every year before I've moved out). Does having my parents claim me on their taxes hurt the refund that I would get? Would I get more if they didn't claim me?

if someone works with a recruiter for a job in finance, the employer hiring will pay a fee to the recruiting firm when the candidate is placed. Is the fee reflective of a decrease in salary to the candidate. so as to say if the firm hired that same individual without using a recruiter they would have received a salary 25% higher than what they were given since there was a recruiter involved??
