Well, this is legally not that simple. The landowner is responsible for cleanup, however you should have a copy of your land lease agreement. You may be responsible for your individual lot, whereas the land owner may be responsible for roads and access etc. If for example a stranger came on your driveway or yard and fell, then he could potentially sue you for neglect as you did not make an effort to clean off the branches or any other encumbrances and the land owner could be not liable in that situation. I would think the land owner is waiting as long as possible to see how much you lot renters will clean yourself.
If you do have a land lease signed agreement, just like a storage building full of your property, if your fail to pay the storage rent, the owner gets it, guess who gets your mobile home if you miss a certain number of payments.. Your land owner has admitted to you that he is responsible in his statement he will wait for his insurance company claim to pay him, as far as you know his deductible could be $5,000. He is not to wait for a claim check, he needs to take care of it and photos for his carrier and get the cleanup done now.

I have been there this past summer when a tree was hit by lightening. it is the responsibility of the Mobile home park to pay for the removal...that's why you pay lot rent! actually I think we all pay lot rent for the sake of increasing the owners wallet, because they sure don't do a damn thing around by us where upkeep and maintenance is concerned....it is like here...you can have my $400 month add it to the 100 or so other people that pay the same and have a nice vacation....lol

The reason for the conflicting advice is this: in california the land lord is responsible for all landscape costs both in the park and in the lots. Your state probably has a law that makes it clear. That law would only apply to your state. California mobile home park owner

You have to ask the mobile home park. If they say "yes" and you then want to double-check whether they're telling the truth, consult a local lawyer about that. But first search Google for "North Carolina mobile home law" to see if any websites can give you insights.

If the trees are on your lot, then you are responisble, just as you are responsible for lawn work and maintenance to your mobile home.
If the trees in the park are damaged, then your landlord is responsible.

The landlord is responsible for the cleanup of the tree. It will go on his insurance policy for the park. You are only responsible for the maintenance of your yard, moving, raking, etc.

Landlord must pay for it unless specified in the lease that you are required. Since he is not living up to his contract, you can request via certified mail 3x that he clean it up. If he still doesn't, you have the right to terminate the lease

Its quite possible that you will pay for it by rent increases anyway. Check with a lawyer about your rights, or go to your local library and in the reference area find a book called "Renters Rights."
