we have two children ages 11 and 7 and we would love to stay in the San Juan School District. and we need a 3 bd any bath. with a garage if posible. and the rent can not be more than $1,000 a month. Is there a way any one can help?

San Juan School district in Sacramento?

Go to Craigslist.com and look in sacramento. I found several 3 bedroom homes for under $1,000 per month in and around Sacramento. Don't know which school district they are in.

The credit will be an issue. Your best hope is to be able to give them more than the security deposit they are asking for, to compensate for the extra risk the landlord is assuming.

Bad credit is one of the worst problems to have... however there exists a solution.

I will hereby talk from my personal experience.

I did debt consolidation a couple of years ago, however If I had to do it again I would pay to some minor details,

look in your local paper,and talk to some local Real-Estate Sale Agents some of them actually have some rentals but your best bet is go with a personal landlord.

Harder to correct than to prevent. Asking questions of this nature tells me you are still in an "escape/advoidance" frame of mind. You need to change this fast before things start turning in your favour.

be honest, offer to pay extra deposit, or 1st and last months rent and deposit as good faith. there are alot of empty houses in america and people want to rent.
