I am just getting started looking at investing some money I earned from the sale of my house, and it looks like short term CD's are paying the same or better than long term, or are the rates published assuming annual payouts?

I purchased an investment property for $370k and its worth $390k minimum. I'm negative $740 a month on this rental and I currently have a tenant. The first mortgage is an interest only loan with a 7.50% rate and a lovely 6 month pre-pay penalty. My rate is high because i bought this as an investment property. Should i sell this investment property and accept my losses and move on? It would literally take 5 years for the rental income to cover the mortgage payment. This was my worst investment of all time but I did so well selling my other rentals I wanted to buy something else asap. So at this point should i sell my investment property or should i just eat $740 a month? I enjoy tax deductions but this isnt the right way to get one.

Lets say, I have received about 25 lakhs from sale of shares, and I wish to invest these to ensure a regular income for my post-retirement days. I intend to be employed for another 5 years.

To avoid clubbing of income(s) from such investments from my salary income, I'd like to invest this amount in the names of my wife and son(a minor). Would such an investment appear as a Gift to the tax-man and if so, what would the tax-implications be?

OK, I have read some other things on here and now I have a lot of questions:

I have done some promotional work like going to summer festivals and stuff and signing people up for stuff (this was for GM mind you) and probably made about 1500-2000 dollars doing this. I filled out something with my social security number, maybe a w9 if that is right? Anyway, now I am seeing that you are only an independent contractor if you use your own tools, well we were supplied everything down to the t-shirts.

So... how will that affect me also on my taxes. I always get everything back because I have always made < 10000 (i am a student) so will I just get hosed this april or what?? (I waitress too)

Someone please help!!!

I have discovered that I like solitary jobs. Jobs that present instructions, assignments and prefer me to work alone or independently. The more I work with people, the more my anxiety level increases.

Any suggestions?

Will I have any liablities with a trust like this? For income tax purposes, do I 'sort of' acquire the house and have to pay income or other taxes on it? What if my sister cannot pay her household bills? Do they default to me? Also, if this is the case can we do a reverse mortgage on the house for her benefit? Thanks for any legal understanding.
