We bought our house on 7/11/06 for 123,900. we used 100% financing of about 80/20.

our first loan is now $99,052.98 and 7.85% fixed.
our second loan is now $24,570.94 and 10.85% fixed for another 18 months before it goes ARM.
the total mortgage is now $123,623.92 .
our total monthly payment is $772.16 and $233.18 (respectivly) for a total of $1,005.34 a month.

we have primary and secondary goals with refinancing.
1 - Maintain/Lower monthly mortgage payments.
2 - lower interest rate and avoid the future adjustable.
3 - pull out money for what appears to be a good investment (hoping for 13K)

if demographics are a factor then:
Glendale AZ, 85301
534 Sq ft.
1/1 bed bath
beautiful inside and out
added an aluminum 8x10 outdoor shed after we bought the property.

previous apraisel at time of purchase $130,500

Any advice or suggestions you can give will be welcomed. The market around here is picking up and we hope it'd be worth it to refi b4 fed rates go up.

what does the DR letters mean on cash-point receipts?. It is the two letters after the amount it says is in your account.

I have had an overdraft with my bank since I was a student and even though I no longer use the overdraft facility, the money that enters my account, I am unable to tell how much I have when I am not sure what the DR means and if I am in credit or debit?.

my account is £1600 overdrawn for instance and money going in is paying that back for example, even though it isn't as I need and use the money going in. That means that my overdraft will read as if it is going down each time but when I get receipts from cash-points, I can't tell if the amount it states on there is what I have to use or what I have to minus from the overall overdraft?.

If I paid £900 into my account for instance, what would it mean if the receipt from cash-point say £900.67 DR? - hope someone can help - there is no minus sign?

First came one internet site where I started an account. There came another internet store where I started and account. There came, even another site that when I go there, I want to CHARGE!!! Is there anyway that I can block myself from sites where I have credit from. Compulsive behavior is coming. Ouch.

I need to save up 5,000 dollars fast! I make only 1200 dollars a month! My rent and utilities and food, all my monthly expenses are about 600 a month, but i do like to have fun once in a while, so factor that in too. How much do you all think is a safe amount to put away every month??

I see all of these websites that say "sign up for free grant info" and things of that nature, but if I had an extra 80 laying around, I probably wouldn't be looking for help.

I am a student that accrued alot of loan debt and based on payments i will have to pay $500 a month for 25 years, i am very scared and am worried if i will be able to live a half way decent life. I dont expect to have expensive cars or anyting like that but want to be able to have a halfway decent life. I prob will be startign out at $40,000 but with tenure as a teacher my pay will increase. Do you think i will be able to live a decent life?
