If I have the score of 645, and my total balance on all my credit cards is $210 ( my monthly income is $2000 ) would that be good for a lender to get me mortgage? if so please give me examples of lenders specifically in brooklyn or those who deal with all the states.

I am 20 years old from washington, I managed to get a loan and buy a duplex w/$0 down 80/20 Arm loan 80@7.5% 115,000 and 20@11.5 32,000 Yes rates are very high but w/ 0 down and no assets I had to take what I was given. I will be paying interest for the first 2 years and I have no extra money to pay extra on top of my minimum payment. I am losing $. I rent out both units@$1125 + $115 water +75 add to mortgage payment so I'm losing $190 a month, I cannot raise rent it's already up there. I cannot refi for atleast 2 years or I have to pay 3600 penalty fee. I bought the duplex for 147,600 (including closing costs). It's been appraised at only 148,000 so I bought it at top dollar. Zillow says it's now worth around 153,000 and it's only been 4 months, it's probably bs lot of people said but maybe it went up who knows

On Friday, I overheard one of my coworkers telling some other people some things about me- she was mad about something that I had said to her- I am over my department and asked her to do a simple thing and she refused to do it. Some really terrible things were said and I heard all of them- some of the things were very hurtful and untrue- in fact, they damage my reputation in the office. I have seniority over her and I know that my boss would stick up for me and would reprimand her if I told her but I do not want to cause problems in the office. Do I say something or do I keep my mouth shut?

ive got medical bills that dont belong to me(i have insurance!!)...and some other BS that i have no clue what its from..ive tried calling the company listed..and they refuse to help..and they cant do anything/they give me an attitude..what can i do?

its ruining my credit! i need to build my credit to buy a home!..im thinking credit fraud? or is it just wrong doings on their ends...there medical bills from places ive never been!..could it be someone with the same name as i..?]

I want to invest in my future and the future of my 3 children.( college)
I also want to secure my finances for when I choose to retire in about40 yrs. I want to live comfortably! My job does offers a plan but its a basic.
I have about $2,000 to start it with but I want to make sure it goes in the right direction.
What programs are available to me? and how much risk is involved. I don't want to taken advantage of and I can only contribut a small amount monthly to help it grow. ( like $20-$25)

When I was 18 I got into trouble with too many credit cards and then collection for those cards. They have been paid off (or charged-off, as my report says) for over two years. Currently I have a mortgage and a few low-balance cards that I pay on time and there's nothing outstandingly wrong with my history for the past two years, but my credit score hasn't raised since I paid off all of the bad debt. Are there any ways to bring the score up?
