I have figured out my location (Bellevue, Washington), and I know that there is a strong customer base for this particular business and theme. What are my first steps to opening this bed and breakfast, and what exactly is a business plan? What kind of information is in a business plan?

Don't be afraid. It's easier than you think. ;)

As to the television theme, you may need to look up the television show on imdb.com, contact the studio and ask them how you can obtain license to use the theme for your business (you may be disappointed. They guard those licenses like nothing else).

In general I think of TV theme as TACKY, but if you have done the research, then more power to you!

A Business Plan would include the number of B&B's in the area, how many nights they rent out each year, how many of those nights you expect to take away, how much you will charge, and how much you expect to make.

B&B is actually a pretty large investment of money and time. It would be worth the expense to hire a consultant or lawyer to help you get started.

If it was me, I would start as a "Guest Hostel" and advertise on craigslist.org, and any forums devoted to the TV show you are featuring, to get started. This would give you some idea of how many guests to expects and therefore a starting point for your business plan.

to start with you will need to find out about infringement codes using TV series themes is touching on copyrights you need to talk to a lawyer and make sure you are not opening yourself up to any lawsuits from the powers that be-business plan basically means your expectations and goals over a certain amount of time income and expenses you estimate over the same time frame lay out of design of inn furniture,uniforms,any entertainment theme nights etc
