I have a question about flipping houses without investors. I have a good credit score (above 775) and am beginning to flip houses (the market has not slowed where I live). I am doing this on my own financially and am interesting in learning about how I can finance the flips without applying for a loan and consequently lowering my credit score with every flip. Thoughts? I try to keep my investments in diversified mutual funds. Currently have equal percentages in Real Estate (REIT), International Equity, Mid Cap Growth, and Large Cap Growth. I have no idea how these compare with other fund families. I'd really like to meet with a financial planner, but don't know where to start. Any suggestions?

Ok, i was little bit confused about when u write off equipment
For example:
lets say i bought a machine, for 100$, i would ,debit equipment and credit cash, then after some time the machine got depreciated with no salvage value, so at this point i would write, Accumilated dep. debit this 100 and credit equipment for 100, but how does the expenss register????? i though acum dep. is a contra asset account, not and expense account, or is it?

I live in Southern Cali (I have no car folks, lost my car in a car accident in 2003) and I had to start working somehow. So, I started tutoring to make a few dollars come in...less than $200 a month.

I was told from H&R Block that if a single person earsn less than 6K or 5K a year, then that person does not have to report those earnings to the IRS. What happens if you earn $180 a month-or 2K a year?

What about unemployment? What will they say? it's not like I'm rolling in the dough and I don't have my own transportation. Yes--I'm looking into car pooling, but-that is a different question.

If you want to criticize me-please do it some place else. I didn't come on this to get that.

I'm only 17 and it is a part-time job at a non-profit, county-owned theater. I don't know how that effects the situation and the laws or entails but it has gotten rather annoying. My official payday is every other Wednesday but since we're always swimming in debt, they usually don't have the money to pay us (myself and the other ushers.) We are usually given excuses like "None of the board members were around to sign them (our checks)" or "The checks are going to be a little bit late." It doesn't sound legal but then again, I know nothing of how these types of laws work. Any help is appreciated. Thanks in advance.

We bought a house 1 year ago, paid $170,000 for it, spent about $10,000 on improvements and expect to sell it for $200,000. I want to buy a small horse farm about 40 miles from where I am now and go into business for my self - would the profit off the sale from my house be subject to capital gains or do I have to wait until I've lived in the house 2 years? Also if I get my projected price of $200,000, what would I be looking at paying in capital gains if liable? Keep it simple please - I'm blonde and crap with numbers! :-)

Ok i work at a vehicle acessory shop. I install toolboxes, vent shades, bug visors, spray in bedliners, etc.. I make 9.50 an hour.. My last raise was at the begining of this year. About 3 months ago they decided to promote me to exhaust welder. But i still make the same as i did before. Is it right for someone to get promoted to doing more, not to mention harder work with out getting more pay? And also they have started getting me to do extra stuff, like clean their personal yard, washing their personal vehicles, painting fences, nothing that was explained in the job description. I enjoyed my job up until they went stupid on me.. Should i confront my bosses about a raise or quit and go find a better job.. Am i being too irrational.. tell me what you think i should do. thanks

Hi, I'm 16 and have my license. I'm wondering what the minimum age in Illinois is to be a car porter. And I'd also like to know how I would go about getting a job as a camp counselor at a younger kids camping facility. I live in hickory hills Illinois. I'd prefer a camp where I would go and stay for a week or two, unless there is a day only camp close to my house, which I don't think there is. I do have a job right now at a small hobby shop, so I have job experience and people experience. I'm also open to any other suggestions. No fast food or stupid jobs like that though.
