I am hoping to end up with a simple number such as "80 basis points". Of course, if that is not possible then we will take whatever answer is the truth.

When THEY ask you what sort of salary you want...and they don't give you any clue as to what THEY have in mind. What is the best way to answer that? Especially when you're moving to an area with a much higher cost of living than where you currently live?

My finace and I orginally wanted to save the money for out wedding and pay it outright, but it's looking like that would take two years. We're really NOT wanting to have to wait two years to get married and were curious about the option of taking out a wedding loan. He's really nervous and unsure about this? What do you think, and what do you know about it?

I live in Phoenix, which according to CNN/Money List is a 41.9% overvalued market.

http://money.cnn.com/2006/03/13/real_estate/overvalued_housing_markets/

But looking at the list, I see there are many areas (like Dallas, TX) which are still quite undervalued. I figure it would be a good investment to buy property in those areas. I can get a 10% CAP Rate investing in Texas, which is a great rate and makes me think I can't go wrong. (I could never find that kind of return in Phoenix or California).

So my question: do you think investing in out of state real estate, in "undervalued" areas is a good idea? Or should I avoid real estate altogether since we are entering an uncertain market?

If there are any experienced investors out there, please chime in with your thoughts. Thanks!

Someone I know plays psychological mind games all day with me. I'm getting sick of it and caught myself several times on the brink of going off on them. Does anyone know how to stop the mind games and just get them to leave you alone?

Could anyone around contribute their recommendation about a possible MOTTO that I could have for my nearly-finished Website, whereby I'm providing a service of creating other people's/company's website ???

Basically, I'm a keen Linguist myself & am inclined to have my website's motto in Latin or some fetching English phrase although any other idea or recommendation would be equally welcomed & would be greatly appreciated.
