I am 20 yrs old I bought a duplex 4 months ago for 147,600 its appraised at 148,000 so I got it at top dollar. I got financing on 80/20 80%@7.5 adjustable rate (will go up in 2 years guaranteed) and 20%@10.75 fixed rate. I will be paying interest for the first 2 months. I am losing $200 on this monthly w/ tenants living there. It's suppose to be my primary residence. Refi penalty for the 80 loan is $3600 and no penalty for 20%. So my question is I got a loan on stated income, I figured I am losing $200/month*24=4800 in 2 years interest only from my own pocket. If I refi now $3600 penalty and maybe $3000 closing cost (estimation) so that's $6600 loss which I can live with 6600-4800=1800 difference I can live with that. But if I refi 30 yr fixed rate I have very low income i am a college student can I get possibly better rates to lower my down payment, I want to refi 0% down fixed 30yr rate is that possible? I want some advice plz I don't want to go bankrupt in 2 yrs when rates go up!

at the time of the tip the person has no connection to the company or even stock market for that matter, however if after that the person decides to invest in the company is it still illegal and is the person liable? If the person is liable under what charges and cause (since technically he's not even a trader let alone an insider)

So..Is there a web site tell you which companies are going public in the next few months/years/whatever? I know when Google was going to go public, they made a big deal about it a few weeks/months before hand. I don't own any stocks right now, but I may one of these days. Just want to see what new companies are available sooner or later.

I am 20 years old from washington, I managed to get a loan and buy a duplex w/$0 down 80/20 Arm loan 80@7.5% 115,000 and 20@11.5 32,000 Yes rates are very high but w/ 0 down and no assets I had to take what I was given. I will be paying interest for the first 2 years and I have no extra money to pay extra on top of my minimum payment. I am losing $. I rent out both units@$1125 + $115 water +75 add to mortgage payment so I'm losing $190 a month, I cannot raise rent it's already up there. I cannot refi for atleast 2 years or I have to pay 3600 penalty fee. I bought the duplex for 147,600 (including closing costs). It's been appraised at only 148,000 so I bought it at top dollar. Zillow says it's now worth around 153,000 and it's only been 4 months, it's probably bs lot of people said but maybe it went up who knows

I want to invest in my future and the future of my 3 children.( college)
I also want to secure my finances for when I choose to retire in about40 yrs. I want to live comfortably! My job does offers a plan but its a basic.
I have about $2,000 to start it with but I want to make sure it goes in the right direction.
