The dividend for the 6.25% preferred stock is payable on September 15, 2006 to preferred shareholders of record on September 1, 2006 at the rate of $3.25521 per share. Will I be eligible for dividend payout if I sell all my shares on Sept. 2?

I am very close to purchasing a building plot with permission. I am going to propose a two storey,building with 4 x 2 bed flats, and the project will be run by an architect.
(I have no development experience) I am informed by the architect that a project like this will be in region of 220-240K. Good quality 2 bed flats in this particular location (600m from town centre) come in around 140-150K. Even after my purchase of Land (120K) this shows a potential of 240K..... I cannot borrow from Bank against a project of this size, because I have no other property... and have no income....I just have cash, and an opportunity staring me in the face...

I have an account with Citibank, and I am thinking of investing in Mutual funds. Since I don't know alot about investment or about Mutual funds, should I let my bank, Citibank, handle everything for me or should I do some reasearch and invest by myself through some on-line Mutual funds?
I also want to know about fees and taxes for both of these cases.

Trying to learn more about Credit Default Swaps (CDS).

Example I saw on Wikipedia had an institutional investor buying a high-yield bond, then entering into a CDS to protect himself in case the bond issuer defaults. Of course, the CDS has a cost, which reduces the yield of the bond.

My question is: what is the benefit of this to the investor? Why not just buy a lower-yielding bond from a more credit-worthy issuer?

What am I missing?
