I contracted with a builder to build a Conservatory. I obtained Planning Consent. The price was £10,700 with a 'patio door'. This door was not suitable and an much cheaper alternative was offerred and accepted. Payment was by stages. Time to completion was 5 weeks. He has had £9,600. the build is stalled and he wants to renegotiate. I had asked for some small changes and am quite willing to increase the price to Final Payment of £1,500. I am sure he will not accept and will quit. What can I do?

We are looking at a building that has a flat upstairs and currently has a commercial space downstairs. Is it allowed to live in the commercial space? do you need to change the planning? What is involved? Do commercial spaces pay different taxes than residential. Any advice on buying and converting would be helpful.
