The leaves turned yellow & The corms/bulbs have started to rot off & smell horrible. I've managed to save parts of some healthy corms but anyone know what caused it & how to avoid it in future. I've not over watered it but it has been in full sun up to 30 deg. C.

The flower blooms white in the morning, pink in the afternoon and then almost red at the end of the day. It is more like a hibiscus than a rose.

Just moved into a townhouse..we live in the South so its extremely warm here..the air conditioning freezes the downstairs..but upstairs its still a heatwave! Vents are open and u can feel the air but it doesnt cool off the upstairs at all..any ideas before i contact the leasing office?
