I have roughly 30%in stocks and 30%in CDs and the rest in cash no other assets or expenditures. I was told I can use my 401k for a "first time" home purchase. sure would rather have the cash in hand if you know what I mean.

I would like your advice.

I would like to start the UK largest property syndicate. Say for example have a syndicate of 1 million people. For us to buy a property all we had to do was to invest 1 pound each and we could by something for 1 million. Where you win in this investment is that you have no bank interest to pay. Also the fact that there are many of us who cant get together a £million.

Example

If you have a loan for 1 million over a 15 year period on and interest rate of 6.8% you will pay back arround 1.57 million. so this way you save nearly £600,000.

Also because you have no payments to make the rent is pure profit.

The challenging part in this syndicate is getting 1 million people together.

What I would like to know is would you join such a syndicate?

And can you think of any potential problems?

This should get some debates started.

I like Dodge & Cox but 2 of their funds are closed. Vanguard has similar funds as these in Windsor II and Wellington at slightly lower fees. Would you go with the open Vanguard funds?
