My income tax rate is 15% and if sold, the proceeds would be subject to capital gains. The house is in good condition now but over time rentals would deminsh the value. Pets could not be allowed. A property manager will eat up at least 10% plus renewals each year. Property taxes are $4,000 per year.

Twin Light Performance out of Broomfield Colorado did an engine overhaul on a good working engine. It cost $1500 and failed after only 50 miles. I didn't get a warranty but the additional repair cost over $1000. I think good mechanics should stand behind their work. I want to sue in small claims court. Do I have a chance?
