i need a guideline as to how i should set up a proposal for leasing space to open a restaurant? how much detail should i give? i believe my plans are rather unique and as yet no one has set up a similar restaurant (in my home town).

ask the owner of the space if he/she is willing to lease it for a commercial establishment and give the details of your proposed business, the terms and conditions of the lease .

There are lots of resources online. Plus the Small Business Administration. Assuming you're getting financing, you probably already have your business plan with your mission statement. (If not, the SBA can help with that too). Your business plan will work just fine for a proposal for the space.
