Okay my credit is not very good well my score's are in 539,592,574 and i really want to buy a home ASAP i no there low but then again i no there is people willing to work with me but i just dont no any where i live which is southern california i have a very good job but just looking for some one to finace me!! And i dont want to keep running my credit all the time but please if you no any one please fill free to answer this question!!!!!!

In the current housing market, you are not going to find anyone to give you a mortgage with that kind of credit. Besides, California is one of the biggest bubble busted areas.

If you want to buy a house, first work on improving your credit. Get a copy of your credit report. Dispute any errors. Start negotiating settlements on your old debt. Start with the newest one and work back to the oldest. Get any settlement agreement in writing and don't give them access to your bank account. You can settle your old debt for 75% to 50%. Lump sum gets better deals. Payment plans will have to be short term.

A mortgage company will require you to clean up all those negatives anyway.

If you have current credit card debt. Pay off those credit cards. Then only charge what you can afford to pay in full each month. You need to establish a 2 year history of on time payments.

You should also start putting a set amount in a savings account for a down payment.

you might be able to do FHA financing as they dont have a score requirement. You cant have any credit lates in the last 12months....and you will need 2.25% down.

you can have the seller pay your closng costs as well.

I don't think your chances are very good at all considering the Subprime crisis...Unless something you may want to look into is a "rent to own" situation.
