the floor is a floating wood floor, with beading holding it down at the skirting board. i want to fit a hard wearing carpet over it to reduce the wear and tear my tenants could cause to the wood. then i will still have a good wood floor if i remove the capet in a few years when i came to sell the flat. could i remove the beading, lay the carpet and use thicker beading to hold it down again at the skirting board?

Berber carpet wears great.
Tack strips (commonly used to hold carpet) will keep it in place but do need to be nailed down.
A loose carpet will not only wrinkle but may wear your wood finish down a bit quicker from the constant movement.

You will have to refinish anyway, just as Baker1 has pointed out.
I've found that without padding the carpet will leave weave marks which are a pain to sand. Padding will also help protect against impacts and most scratches.

Impossible to answer without the exact dimensions of each room. Type into your browser something along the lines of measuring for flooring and there are really simple formulas to help you. The stores will help as well and don't forget to factor in the cost of the underlay. Basically, you need a tape measure and take the length and width at the widest point for each room to get the square footage/metres. Now it gets more difficult as different manufacturers have different packs. Don't despair. Take rough measurements of each room as a guide line, check out one of the very helpful websites, and then check out the prices. Have fun!

Don't know about that.

But i do know from experiencethat when you remove the carpet you are going to have to refinish the floor.

the dirt and sand that falls from through the carpet will scratch the finish on your floor

and after a few years it is going to look like someone took some very griity sandpaper to it.

Excellent question, and I'm not sure of the exact answer but logically, I think you could. If not, maybe just buy a few very large rugs to protect it in the meantime.

you shouldnt put carpet on a hard wood floor.
it will be too slippery.
your tenants will slip and fall.
just dont rent it to idiots and it should be ok.
