There is limited space for a TREMENDOUS amount of people. All of those people want to live in Manhattan SO badly that they're willing to pay extremely high prices. The next landlord sees how much is neighbor is getting for his apartments and raises his rent, too. Etc, etc.
Supply and demand.

NY city is the world business capital and every inch is used for business & tourisim and it also depends where you decided to live,the farther away from Manhattan the cheaper the living would be but no matter how far you go still it'll be the most expensive place to live in America.
