I go for clean too.
Clean sheets, clean blankets.
Clean bathroom.
I rather have basic furniture that is real clean than fancy upholstered furniture that needs cleaning.
And extra blankets in the room, year round.
I do not want to go out to reception in the evening because there are no spare blankets, and I always use them, summer and winter.
For breakfast, if you offer just continental, make it big.
Cereals, juice, several kinds of bread (and maybe toast and crackers too) and meat, boiled eggs, cheese, jams and so on. Make sure there is a selection for whomever joins in at breakfast.
It is OK to offer breakfast as an option, but anyhow it should offer more than enough not to need lunch within a few hours.
And when you advertise your place, internet site, ads at the tourist office, mention not just the road you are, but also indicate public transport if any. And the distance from the center of town. Many people would like to go out for dinner and a drink, and returning by taxi is not always their first preference. (I always travel by public transport and unless you have a way to get to your place by bus I would not see it.)

Cheap. Thats about it ;) I make sure i look at the bedding and everything no matter what hotel, i used to be a hotel housekeeper, i know what to look for. cheap hotels and expensive hotels are both particular about cleaning procedures, and thats the only thing i care about, i could care less about continental breakfast. i can by a .25 cent box of cereal at a gas station. One thing i do like is a balcony, but i dont go out of my way for it.

It really depends on what the situation is. If I'm planning a vacation, I look for something really nice, yet reasonably priced, in a decent part of town (getting your car stolen or mugged on vacation sucks).
If I took off a little too late and I'm heading home and I get exhausted, I look for anyplace that has a room

Cleanliness, cleanliness, cleanliness is most important. Then, no run down shabby furnishings or carpet. A really yummy continental breakfast would include warm croissants along with the usual fare.
