do i need planning or building regs permission to install a cloakroom in a space currently used as a larder? I understand it will need venting to the outside with a window or extractor. The space opens onto a utility/laundry room.

if you are installing a toilet then you will need building cotrol ..you can do this on a building notice ...if you have a toilet then you must have a wash hand basin with hot and cold ..and a window with an oppener .. if no window then you must have mechanical ventilation ..building control will want to see the drain connection

Ring the planning department at your local council and ask. I have always found them incredibly helpful with phone queries. They might ask you to send in some drawings and description of the work you are intending to do, this won't mean having professional plans drawn up.

I have a feeling that any toilet must have two closing doors between it and any kitchen area - that may be an old rule but you would probably be okay anyway if it goes out into a utility room.

You would need builidng regs approval but you should not need planning permission. If you are putting in a window and the house is either in a conservation area or if the elevation you are installing the window is subject to an Article 4 directive then you might need planning permission.

New connections to your drainage system require building regs consent. You won't need planning permission, though, unless you are in a listed building. Or, perhaps, in a conservation area, when a pernickety council official might say that new exterior pipework altered the appearance of your house.

The easiest way is to give planning notice to the council planning dept and provide regs drawing details of the soil pipe ( assuming by "cloak room" you mean loo ) to show you will adhere to building regs. they will normally want to inspect once the pipe is laid before you backfil.

New lighting circuits in a loo are not "minor-exemptions" and so will require adherance to part p

Depending where you live, planning notice is normally about £108.

no you dont need permission to do this as you wont be using it to live in.

simple answer is yes if you are in the u. k even if its your own house you need council permision for any work
