If I had to choose between new landscaping or a new roof, gutter & exterior paint, which should it be? Which will add more value to my home?

I would first off fix the roof, if you have a leaking roof or sagging roof it is liable for it to cause major problems such as water damage, or the roof may fall in if in poor condition. Next I would tackle the problem of gutters, if you don't have the proper gutter system it may cause foundation problems because of the water not being diversed properly. Making sure that gutters are clean and clogged free is a good investment. last of all I would be concerned with hte curb appeal, if you were to be selling your house I would make sure that the house has enough curb appeal to attract buyers into your home from only seeing it from the street. Landscaping is a big chunk of change depending on which elements you place in, I would reccommend to do the landscaping yourself to help save a few bucks here in there, you never know when that money will be needed for future problems. I think that all of the esscentials will add value to your home if done right.

I'd do the new roof, gutter and exterior paint first. The reason why is that these are maintenance items that if left unattended to can lead to lots of other problems. If you develop a master plan of what you want to do landscaping wise then you can piece it together a little at a time as money is available or until your ready to do the whole thing.

Roof gutter and paint, landscaping is a personal thing, the others are hard maintenance items

I tipped the guy that painted my dwelling house. I knew he wasn't attempting to overcharge me and he did an exceedingly stable activity and that i felt like he deserved a kudos. I certainly have a medium length 2 tale dwelling house and gave the guy an extra one hundred greenbacks.
