HPV (the virus that causes genital warts) is almost always spread by some sort of sexual contact. It can be passed by sex (vaginal, oral, or anal) and by DIRECT skin to skin contact with the infected area.
Also, condoms are not 100% effective in preventing the spread of HPV or any other STD. HPV and genital herpes can be spread by DIRECT skin to skin contact with the genital area. The condom only covers the penis, not the whole genital area. So, just the rubbing back and forth of genital areas during sex is enough to spread the virus.
A lot of people are saying that HPV is spread by unprotected sex, but it can also be spread by protected sex. I contracted HPV over 6 years ago from protected sex.

Genital warts are contracted when having unprotected sexual intercourse with an infected person.
You DO NOT contract STD's from bed clothes, linens, toilets of an infected person.
However, You can get a case of the crabs
( pubic lice )
Here is an excerpt from a med website:
Genital warts are caused by direct sexual contact with an infected person. About 60 percent of all those exposed to genital warts will develop the condition. However, the warts will not appear until six weeks to eight months after the initial exposure
