My 21 yr old is moving out for the 1st time. Now he says he has no furniture. What to do?

I always had a rule in my house that when you get old enough to be banging your babe, its time to find your own home and do the nasty under your own roof, so I guess he heard me.
He met his very 1st girlfriend about 4 months ago, and now he is moving in with her. He is a changed kid. He is so totally polite. The problems are 1.) He is leaving me with a 90 lb chocolate lab who does not obey me and worships the ground he walks on 2.) He is leaving me with a monster truck in my garage and no room for the riding lawn mower I plan to buy tommorrow because he will not be around to mow my enormous yard and 3.) He is leaving me with his crazy 19 yr old sister who he literally had to pull off me to keep her from pulling my hair out.
I plan to keep a club around to whomp her *** if she pulls anything, but now what do I do with the dog and the rest of the stuff?

chain dog up outside or send to him. rest of his stuff if he don't get sell it and use the money to buy him furniture lol
