Yes, I just did that. It is possible for the seller to pay all closing costs as long as they agree. Go to V.A. home loan on the net and click on the Q and A section. It is very well explained.

Yes I did, essentially that but I will tell you buying a home and having no equity or even negative equity is very nerve racking, I'm in that situation not. I would highly recommend you wait. If you have no money to put down, you have no money. What happens when a pipe bursts? Don't do it.
