Depending on your location and time,Siding is a great improvment on your home and it DOES increase the value

A finished basement would increase the value as would a deck
Add ceiling fans.
Landscape your front yard.
Patch up any obvious holes in the walls.
When the appraiser comes over make sure the house smells like fresh bread (if possible)

Finishing the basement would definitely increase the value of your home, especially if you have a full bathroom included.
You could also do something as simple as painting. Stay away from dark or bright colors, go with neutral tones they add depth and imagination to any are.
Also, investing in some large mirrors will increase the appearance of size in any room!

Well, that is up to you to decide. You have to remember that no matter what, you want to put in as little cash as possible to make more money. Are you going to want to spend $5000 on the basement if it is only going to increase the value by $2000? NO. Think about what you want to do. Also, you can go to Home Depot ot Lowes and tell them that you would like to buy some of their "scrap" sheetrock. Find someone that is "giving" away carpet. Now, if you can spend $2000 to increase the value by $4000, then you made a wise choice.

You are sooooo confused, If your grandmother has the lots ready to sell then they all have different parcel numbers. The house sits on one parcel that the appraiser appraised. A lender is not going to lend you the money for 10 different parcels and a house. They are going to lend you 80% the appraised value on the lot with the house, unless you go FHA and then you still need a down payment, no matter what the property appraises for. The are NO 0 down loans any more. Also the appraiser CAN NOT discuss the appraisal with you, per FEDERAL law, and it does not matter if you paid for the appraisal, you do not own it and thats per FEDERAL law.

I wouldn't waste your money on finishing the basement. Appraiser cannot use it as livable space because it is a basement. Try upgrading the rest of your house (i.e.-kitchen, bathroom, flooring) If your trying to sell, paint works wonders. If it's for a refi, upgrades will work better.

I think a fully finished basement would improve the value, because that makes useable space. Just having the surfaces clean and finished well should help. Windows, rooves, and plumbing are biggies in my mind.

Before finishing the basement, take a good look at your kitchen and bathrooms for upgrading. If they haven't been done in more than a few years it would be worth while.

In most areas of the country adding ceiling fans adds value and so does adding central air conditioning.
