Not a nats chance in hell, I think.

£335 * 52 = £17420
* 3.5 (standard borrowing rate) = £60970
+ £30000 = £90970 <== The most you can borrow.

You don't stand a chance i'm afraid.

Forget it. The repayments would be way beyond your means.

Typically, lenders work out your maximum mortgage by multiplying your salary by three. If the figure you give is before deductions:

(335 x 52 = 17420) + 30000 = 47420.

You would be short by 132580.

To my knowledge the max you can get is £120k four times of you salary
another option is to add you partner if you have one and the last option is to apply as a self employed where there is no need for you to show you proof of income all you have to do is self certify that you have enough income and funds

I will suggest you to go for the last option

when you need loans or mortgages its always better to go to bank as they offer you a better deal with less interest. if the bank wont give you what you want, you wont get a better deal anywhere.
