My friend (CF patient) has just been called for a lung transplant (hopefully his tissue type will match etc.) but I need to arrange accommodation and I need to find a good hotel near the hospital for the family.

The Freeman is well known and has a brilliant reputation for transplants. There are plenty of good hotels nearby, try looking for somewhere in Gosforth, it is a lovely area and right near the hospital. I hope it all goes well with your friend.
