I believe the standard is $1 or $2 per person per night.

The amount you pay does not include tips - tipping is extra. Most people tip about a couple of dollars for each night of the stay. If service has been particularly good, or if you've stayed a long time, or if the B&B has accomodating unusual requests, etc. you should give a little extra. I usually leave the tip on the bedside table or desk, sometimes underneath a glass to make sure the dollar bills don't go flying.

I always tip from 5 to 10% of what I spend... depending on the quality of service. expample: If the person is nice and doing a great job, and I spent 100 dlls... well I tip with 8 or 10dlls. No the ammount you pay includes some fees but the tip is up to your discretion on how much you want to reward the person who served you for their lame or extraordinary service.
