Talk to your landlord and tell him your situation, that you want to move out before your lease expires. If he's nice he may just let you go with no penalty for breaking the lease. At the very least, you have let him know what's happening so he can start looking for a new tenant. Usually there will be a penalty for breaking the lease. After all, you have signed a written contract to pay rent until March 2007, and by moving out early, you are in breach of that contract. Typically you will be responsible for paying rent until your landlord can find a new renter, and you will have to pay any costs associated with finding the new renter, such as cleaning, advertising, etc. The landlord, however, is obligated to make a good-faith effort to find a new renter as quickly as possible, so as to minimize your costs. The absolute best solution is for you to find a new renter yourself, then present them to the landlord. Provided they are creditworthy and responsible, the landlord is required by law to make a good-faith effort to re-rent the property, and by presenting him with a qualified tenant, he has little choice but to rent to them and release you from your obligations.
