First you should go to her and tell her that you know and give her the chance to make things right. If after that she does not do it, then you are to go to your friend and go to the leaders of the church and let them know so that this can be dealt with. But keep in mind that your friendship with your friend may never again be the same and it might end all together behind this so be prepared for that as well. And remember that when you go to her, you should do it in love and not in an accusing manner!

I can only speak from the Muslim perspective in this but I think it is applicable. The first thing to ask yourself is how do you know? Is your information reliable? Is it first hand? Have you actually seen them doing anything?
If your answers to the questions are "No" or "I don't know" then you should not be telling anyone anything because it is not supportable. This is called gossip.
Secondly, you should ask yourself what your motives are and if the greater good would be served by you saying something. There is sometimes greater good in covering the faults of others. Of course if abuse is involved you should report it to the law enforcement authorities.

How do you know that she is having an affair? Can it not be that she is seeing him for other reasons? like a confession or counselling? You had better clarify with her first before making any accusations or you would be committing a greater sin than both of them!! If they are committing a sin in their affairs, that is a sin for them to deal with and not you. I am sure they both are aware of what they are doing and it is a price they will pay and not you...so...MYOB....and stay out of that temptation!!

If I was your friend I'd be offended that you didn't come to me first. By not going to him and letting him know, you're putting your friendship at risk.
On a side note, I'm amazed to hear about a priest sleeping with a woman and not some little boy.
