Say "I've been thinking" ( guy: about what? ) "Us" (what about us?) "Just that we haven't been working out lately and I think we should break up" ( guy might react in a crazy way ) "Let's just be friends at least we can have that" Then you can state the reasons why you wanted to break up with him and that you aren't happy with the conditions of the relationship.

You're not mean. You are honest. If it doesn't work, it doesn't work. Tell him the truth, and tell him you do want to be friends, and you're not saying it as a cliche'. He will probably be hurt for a while, and may even be mean towards you, but given time, hopefully you can be friends.
