You are right. You shouldn't get out of breath
from normal activities. Walking up or down
stairs are normal. Some accelerated breathing
could be normal, but you state it is HARD to breathe
and your heart races, and you have to sit down for a minute. This is far from normal.
Get right to a Doctor.

I'd have to go with the obligatory - see the doc, especially if you don't have other symptoms. If you could provide more info, it would be helpful.
For instance, maybe you've had a really bad sore throat, and have really swollen lymph nodes, or maybe you're hungry but do not seem to have much of an appetite and feel bloated. . . then I'd say you have mono - common for an 18 year old with fatigue. No cure, but you should take it easy and stop playing contact sports. You can get some anti inflammatories for the sore throat.
Maybe you're overweight, in which case, you need to get in shape for a number of health issues.
Finally, maybe you 're just recovering from a bad cold which got down into your lungs and you have bronchitis, which unfortunately takes forever to get better. You could actually develop asthma as a consequence, in which case you can see the doc for a prescription inhaler, as well as make sure that it's not pneumonia.
If none of the above, then you need to get a check up and see if it's something more serious

if the shortness of breath occurs every time you exert this type of energy. the heart racing could be due to too much caffeine. lay back on it for one day and see the results. if it doesn't help, i would absolutely see the doctor. please tell me you're not a drug user!

Are you out of shape? No matter what your age is, if you're out of shape, you'll get out of breath going up stairs.
Exercise more and it won't happen.
