My older sister recently purchased a property from my aunt. Residing in the building are three tenants. One of the tenants is my aunt's daughter-my cousin Deidra, age 46. Deidra has lived in her mom's building for 10+ years and has not paid rent. She has two jobs, a 22 year old daughter who lives with her and works full time, and also a 1 year old granddaughter. Her mom gave her a car, so she has no monthly bill for that, and her mom pays her gas bill. Her only expenses are electricity and phone.
My sister's mortgage is $3000. She has raised the rent for the tenants to $1200 each and told Deidra she must pay. it's been 2 months and Diedra is avoiding the family and has not paid. When I talked to her about a week ago, she laughed as if it were a joke. My sister is very serious about starting eviction proceedings. She would rather the apartment be vacant than have to continue paying this cousin's rent.
My sis would like some advice on dealing with this situation constructively.
