You could get by with just caged pens, but people expect better than that these days. You could start small by boarding house trained dogs only and keeping them inside your home at night.

Otherwise you will need an outbuilding. The best kennels have pens that are drywalled and have beds raised off the floor. The building should be heated and ventilated. You will probably want a separate washer for laundering your dog blankets and towels (which should be washed often).

A large fenced yard is important for providing exercise and play. It's recommended to offer agility equipment, toys, and kiddie pools on hot days. There should be trees or shelters for shade in the outdoor play yard. Offer stainless steel buckets with fresh water, but owners often provide their own food. Your location should be removed enough so that barking will not bring you bylaw complaints.

Webcams are a nice addition. Our local kennel provides each owner with a code that allows them to access the website where they can check in on their pets via live webcams. This gives a kennel an edge as many owners like this added assurance that their pets are being well cared for.

You will need a license and a tax number.

Good luck!

Zoning can be a MAJOR issue ... as can waste control. Many states now require a collection system installed for dog waste. Truly you may want to look into purchasing an existing kennel. Generally they are grandfathered in and can certainly be upgraded if they are a little run down. Starting from scratch can be tough without guidance, but surely start with your community zoning board and EPA laws. Finally, remember that boarding busy season is always (always!!) holiday season, so don't plan on Christmas cruises or long Thanksgiving trips! Good help is hard to find and in all probability it will be you up there exercising and feeding and cleaning - especially on those holiday mornings when kennel help get 'sick' or their car breaks down! This is one reason that many kennels go up for sale - even profitable ones! Lots of work and people do get burned out! There are several books available about kennels and kenneling ... some interesting floor plans and materials suggestions. Check out used books at amazon. Do your research and be prepared to work hard - but if you love it, it's definitely worth it! Good luck!
PS: Ultimately, remember it's a BUSINESS ... have a business plan, captial sources, etc., lined up and never expect immediate profit!!

you will need to have enough land for the kennel an area for the dogs to be walked. ... also the kennel can't be a nuance to neighbors (dogs bark a lot)(check with local gov. about ordinances/licenses) ... the kennels I took my dogs to were usually on several acres - no neighbors close by.... and most of them were off the road... in a country type setting.
You will need to be certified in animal care and the kennel will have to pass inspections regularly. Owning a kennel will keep you home a lot and there's lots of work/cleaning to do constantly ... you will need loads of patience and love for the dogs... not to mention money(for supplies/food etc) and part time staff to help with the dogs.
