I live in Newport Beach and go to Irvine frequently. Unless you are in the far southern part of Irvine, you might see if you can take surface streets. In addition, the toll road has become expensive. Usually, the traffic is not bad on the 73. We have lived in Newport Beach 21 years, and we love it.

It generally takes me around 40 minutes if I use the 405. With traffic, of course, it can take an hour!!

Not too bad, but a good solution would be to use the OCTA bus system which operates several lines along that corridor.
