When Adam was created God breathed into Adam the breath of life. This is when Adam became a living soul , when the breath of God was breathed into him. When Adam sinned he was to die because God said he would. The breath of God departed from Adam and Adam took on the breath in which we breath today but was left spiritually dead. When you think in God terms you have to think spiritually.John 3 explains the " born again " theory very well if you think spiritually. This is complicated if your thinking in earthly terms as Jesus makes reference to this in verse 12 of this chapter.For if we can't understand earthly things how will we ever understand the spiritual ? Now "Except a man be born again , he cannot see the kingdom of God ,verse 3. We see here that this is a must if you want to go to heaven and not hell.Now Jesus goes into more detail so we can understand . "Except a man be born of water ( which is His word which tells us to repent and directs us to Him and His commandments ) and of the Spirit , ( That which God breathed into Adam at the begining and he became a living soul ) he cannot enter into the kingdom of God." verse 5 . Once again we hear the Lord make this a requirement if we want to go to heaven , this is not an option to Christians ! " That which is born of the flesh is flesh ; and that which is born of the Spirit is Spirit . " verse 6 . We have to once again have the breath of God breathed into us to become a living soul . When Jesus gathered His disciples He first gave them His word ( water that cleanses ) . He could not give them His Spirit until after He had made the sacrifice for sin . For the Spirit of God will not dwell within an unclean vessel . After His death and ressurection, He was able to perform that which His Father had done to Adam in the begining. " And when He had said this , HE BREATHED ON THEM , and saith unto them , RECIEVE YE THE HOLY GHOST." John 20:22 This is what happens when we are " born again " once again we become a living soul and have the Spirit of God dwelling within us because of the sacrifice Jesus made for us . This was told by God to the serpent that He would put enmity between Eve's seed and the devils seed and that He would bruise thy head , and thou shalt bruise His heal . Ezekiel also told of this , " Then said He unto me ,son of man ,and say to the wind , Thus saith the Lord God ; Come from the four winds , O breath upon these slain , that they may live ." Ezekiel 37:9. You can see here scriptures from the old and new testament that relate to your question , the 3'rd testament won't be written until all the "born again" are in heaven and all those that lived for themselves are cast into hell . "Born again" in John 3 can also be translated from the koine Greek as "born from above." This phrase was used before the time of Christ to refer to people who converted to the Jewish faith and were circumcized.
Today, we commonly talk about being born again, being reborn, etc. You may also use the terms justified, converted, :saved, or regenerated in its place. They are often used synonymously, though some Christians may use "saved" or "converted" in slightly different ways on occasion.
John 3:1-21 explains this idiomatic expression rather well. As a Jew and a teacher, I think Nicodemus knew what Jesus meant and his question was disingenuous.

God led me to a verse one time that said, "You make my people
sad, when I don't want them to be sad."
Sometimes my computer cuts off on me, and don't know if it's
the Holy Spirit chillin me out. Or the spirit of evil keeping me from telling the truth!
They hated all the prophets. They killed the prophets and Jesus too. So can I expect any better!
So here goes.
What the church teaches today is just a TRENDY, FAD. Jesus
said, "When you're born of flesh, you are flesh. And when you
are born of the Spirit, you are spirit. Just like the wind, that
you can hear but not see, and it goes wherever it wants to go!"

In John's Gospel Chapter 3 v 3 it says "I assure you, unless you are born again, you can never see the Kingdom of God."
a little further it says
flesh gives birth to flesh, spirit gives birth to spirit
we have all born born of the flesh, but each person needs to be born of the Spirit of God.
You can do this by praying a sincere prayer to God, asking Him to forgive you for all your wrong doing, coming to Him in repentance, and living your life for Him, instead of living your life just to please yourself.
