My house was built in 1986, about 3000 sqft, 2 story and colonial style.
I noticed some black stains on the roof and was told that it was molding. No leaks(maybe not yet ?) and no shades or tall trees around.
When I got roofers for an estimate, some said it's ok with re-roofing meaning putting new shingles over the exiting ones. Others said they need to take out the old and put down the new shingles.

Can I have your expert advice on this ? Thanks.

If you have the typical shingles, your roof is reaching the end of its life. (Many shingles from the 1980s had 20-year warranties, while others had 25- and 30-year warranties.) I would consider ripping off the roof and replacing it, as your chances of the current shingles failing in the next couple of years will increase. Put on a new roof and have peace of mind for the next 20-25 years.

I'm no expert but if mold is an issue covering it up will only make it worse if it is mold to begin with,i would call a shingle company and find out from them if this is a common problem with shingles and what would they recommend,go to a building supply store and they should be able to give you numbers for a supplier of shingles

I would take off the old instead of giving the mold the ability to keep growing. Depending on where you live you usually want a dark roof so that the mold will be killed by the heat. If you ever want to sell and a buyer hears that there was mold on the roof they will walk away. Solve the problem, don't bury it.

At any fee.... the molded section will could come back out considering that is undesirable for the wellness and could unfold to something of the residing house.. If roof craftsman extensive type you may actually get rid of the mildew by ability of removing component to the roof.. then bypass that direction.

I had the same problem like yours. My tiles were still strong. My contractor advised me not to change because the newer tiles are not so strong, though they look nice.

I do not know whether it is available in your country. In Malaysia, we have this company called Sunshine Roof.

Firstly, they used high-powered jet to clean the roof tiles. Then they applied a few layers which consisted of base, anti-mould, acrylic. etc. All in all there are five layers. After that they look exactly like new. It was done 2 years ago and it still look very new, and with 5 years warranty. My neighbout changed his roof after i reconditioned my roof and today, my reconditioned roof look newer than his new roof.

if its insured push for the removal of the old shingles, that way the underlaying ply wood can be inspected,haul off fees are the only reason to off set the price of an overlay ...but 14 years down the road the disposal fee will double ,that would be alot of shingles to remove
