...do I have to do some thing about it.
Its me and 4 others in the house. He ususaly comes by on the first and he is no where to be seen.
Is there anything I need to do legaly to protect us from litigation?
Our theories include his death or him leaving to IRAN...were not sure...he wont pickup his phone and we have no adress.

To avoid any problems legally. simply open a savings account "In Trust For" the landlord and place your rent into it. Keep records of your transactions as well.

If you see him, withdrawal the money and pay him.

If not, then legally in court you will explain your case and show the judge that you placed the money in trust for the landlord because you did not know how to get in touch with him to pay it.

But putting into a trust is a very common practice and protects your rights 100%. He will have no legal argument, and you will be fine.

This is the only legal remedy you have.

Isn't there a drop box, or some other way to pay him? If he will only collect in person, that's pretty shady. Is this guy a slumlord? If you really have no address for him, then you should call the housing authority in your city. Look in the government listings in your phone book to see if there's anyone who sounds like they can help. If you call someone who's not helpful, ask who you SHOULD call.

Put the money aside and pay up when you can. If he didn't make arrangements to have it collected, you can't be blamed for his mistakes.

if went to iran i would not worry about paying
him even if he came back look for another place
to live.
