I own a townhome in a college town. My daughter and her boyfriend are living there but there is a second bedroom we are trying to rent out. What should I be careful of in renting this space. I know I need a lease but are there other things people usually forget to to do?

it would be better if your daughter knew the person, but they since they dont i suggest the following.
if you wanted to be 100% on the safe side you could do reference checks (ask the potential tenant for a list of names of people that the tenatnt knows and get the tenant to sign an agreement saying its okay for you to call them - this list could include former landlords to make sure the tenant makes timely payments), ask for proof of employment and bank records to make sure she has enough to pay the rent. include a clause in the lease that drug abuse can get her kicked out and that you can drug test on the grounds of suspicion.
Commonly though, people ask for your pay stub and your bank account records.

Check references. Check to see if there is a criminal record in same city & city they lived in previously. Make sure person is reliable financially (by checking former landlords).
