Long story short, I live in Los Angeles. I presented my 30 day notice but I moved out fast leaving my place empty for 15 days. The management company called me to see if they could have the painters come in and do some work but I said only if I got half of my rent back and if we ended the lease. They were going to check with their managers but never got back to me.

Last night my girlfriend send me some pictures of some work that has been done on the apartment without my consent. My girlfriend also mentioned that they left the door unlocked. Is my landlord trespassing? What are my options here?

have you given them the keys? if so, your considered out.........dont sound like you did a walk thru....hope you have pictures.........

I would have to say No, he is not trespassing.. Under the Landlord Tenancies Act up here in Canada, the landlord just has to give written notice 24 hours in advance for wanting to come into your dwelling house... IF you had already given your notice and the landlord went by and discovered that you are no longer there, whether your stuff is still there or not, it's fair game to most...

I'm not sure if things are the same down there in the States regarding Landlord Tenancies act... you can always look up the act just to be sure there are no breaches that have occured on your landlords behalf...

I dont no what the law is for your county. But I believe as long as they let you no ahead of time there allowed access to the premisses to make repairs.And to make repairs on there own property I dont think that would qualify for getting any money knocked off.

It could be argued that since you vacated before your inteded date that you had abandoned the apartment. Even so, see what you can do to get your money back.
