1. Best place to get it on line?

2. Is it something that can be obtained by going to Barnes & Noble, getting some books, reading and studying them and then taking the exam?

3. Are there companies who are willing to sponsor a person to have them obtain their license?

4. Is it different if I want to obtain a residential as opposed to a commercial license?

and your local Board of Realtors should offer classroom instruction.

3. You have to "interview" prospective brokers that you will decide to "hang your hat" with but they can not sponsor you until you are licensed. You may, however, be able to find a real estate office that would employ you to do some type of administrative work while you are going to school.
4. You can do both.

Being a Realtor is a lot of work. There are also a lot of fees involved and money to be spent marketing yourself once you are licensed. So plan to save for that expense. If you find a good broker they will assist you in getting a marketing plan rolling so you can get your name out there, work their phones "call duty" (taking incoming calls at the office from prospective buyers) which will hopefully get you some business. Once you get over that hump it can be rewarding and very lucrative. Good luck!

Each state sets their own licence fee. Besides transcript eval and application fee, there is generally a testing fee (if your application is accepted & you can take the test), then if you pass test, the license fee. These licenses are renewed annually, require continuing education credits, and fees can be steep ($475/yr in one state, I heard). The RE market is in the toilet, and headed for the septic tank as a new wave of foreclosures is starting to unfold here. There's a real glut of RE agts on the market, desperate for sales and commissions. How badly do you want to be a RE agent? Is it your dream, mission and destiny in life, and something you would be eager to do even if it took you a year or two of hard work to get that first commission? Can you learn and work hard enough to outsell 1000 other agents in your state? Bad market, bad timing, you appear to have other goals. What do you really want and how hard are you willing to work to make it happen? Choose!

3. I am not sure on this one - but I bet there is!

4. There is no difference in Residential or Commercial. But YOU HAVE to go to the school. Leanord-Hawes is VERY GOOD!

Good luck getting that license. Then hopefully you can start selling Texas back to the mexicans. When they own it all, we can just change the maps.
