After you acquire your RE license, what do you have to do to validate your license in order to sell property.

To sell with a company, you only need an agent's license, because you are associated with a licensed broker. To go out on your own, you have to get a broker's license.

In Colorado, you have to work with a licensed Broker for 2 years before you're allowed to go out on your own. When the 2 years is up, you just have to have your Broker's license, and you're able to work alone.

I thought I'd do that, work for a broker for 2 years, then be on my own, but it's been so valuable to me to stay here, I'm still on after 7 years.

That is how a brokerage makes money...and because new agents NEED supervision when they are new agents, that is why you are required to hang your license with a supervising broker unless you have a broker's license.

Broker's licenses are getting harder and harder to get. In my state, you have to have THREE YEARS of real estate experience, with over 25 closings, before you can get a broker's license.

You need to file your license with a Broker otherwise you are not legaly able to sell real estate and earn a commission. If you decide not to, you are liable for more than you can even imagine due to the fact that you would be misleading the public. This would be considered a fraudulent act.

In Texas as an agent you need to work with a Broker for a while. Then you can take a second test and become a broker yourself and operate out of your house if you want--but most brokers still have an office, most still work for another broker. The benefits they get are worth it to them.
