When I was married, we flipped a few. It was harder to keep the houses "pure" if you didn't know how to make the replacement parts yourself. Back then, people didn't want remodeled houses..they wanted original...crappy kitchens & all! I don't like the new "flips"...they take the charm away from the original intent of the older homes as they were meant to be. The cost of materials has gone over the top & in my state, it's costly to get the permits to keep the property off the red tag list! Earthquake states are challenging to people who come from other states & don't understand the strict guidelines & end up having to take a big financial loss when they go way over budget & months over their projected timeline! Don't buy anything you wouldn't live in yourself...because sometimes you have to live in it to get it finished!

My husband and I have flipped quite a few and yes, it really gets your creative juices flowing. You have to set a budget and try and stay within budget. Most things we can do ourselves, including electrical and plumbing. My health isn't that great, I wouldn't mine doing a couple more and finally keep one.
I am really tossed on this though, do I really want to start paying land taxes and all that again. I have been out of the rat race for a few years now and not really interested in joining back in. I'm more about quality of life and not just mere possessions. Seems like the more you own, the more tied down you are. I'm really quite content living the way I do. The only reason I would want to own land would be to grow plants on, say home grown tomatoes, jalapenos, all types of vegetables.
Man, did I get off topic

Ha...I would like to get my own house in order. Judging by the amount of time it is taking to get the renovations done here (funding and availability of labour and weather being biggies) there is NO WAY I would choose to do this for a living....but then it makes a big difference if you are also trying to raise a family of seven in the house while all the work is going on!

You have to know your housing market and know the cost of remodeling the house you buy. Also, when you buy a house that needs work, you may come across surprises during the remodeling process, which will add costs to remodeling. And, remember, not everyone has the same tastes, so while you may remodel the kitchen, someone can come in and say that they want to buy the house at a lower price because they hate the kitchen and want to rip it out.

I enjoy watching the tv shows about "flipping"; I get some great ideas, but I wouldn't want to "flip". We rennovated our house in 1995 and are planning to do more some time in 2008. That's plenty of construction for me!

It is not so easy right now to flip a house....
I've thought about but I can not get my husband to mow the lawn so it would not work for us....
My daughter in law and I thought about it but the market changed.
New Mexico the labour is cheaper and a lot of things are more laxed here on who can do plumbing and such.
If I thought I could make a profit we would do it...

I watch this program and others like it. It would have been interesting to do this when younger. I wonder about the granite countertops in the kitchens. They are beautiful and I like them, but how many years will pass before they become "outdated"? This is the catch phrase that bothers me when I see some still nice tile countertops being demolished.

I think it would be fun to pick out the cabinets, appliances etc and also the colors, but I wouldn't be able to do the work myself except for the painting.
unfortunately the market is really soft in my area right now, so I would probably lose the shirt off my back !!

No thanks, I never want to work that hard again.
My husband and I built out home in the mountains of Colo. in 1984. The only thing we didn't do ourselves was the rough in electric. We had some help from his nephew, my teenage son and a young man we hired. We built a beautiful home, but that was 23 years ago. There's no way I could do it now.

I think it would be an experience if you could afford to maybe lose money. I know someone who does it. He does very well. I am thinking about doing it just for the experience. I like to try new things.
