Okay, I have this landlord that seems to think he doesn't really have to fix anything around the building unless its something like a furnace or hot water tank. Anyway, everything is falling apart in my apartment, the bathroom floor is soggy like it sinks in when you step on it, and its about 50% of the floor thats like that. You can hear water dripping in the walls, and a few other problems. I've been telling him about this for like a year, mind you the problem wasn't nearly as bad when I FIRST told him. But, he rarely cleans the hall ways or anything, and its gross. And he just doesn't handle anything the way a landlord should, ( SORRY FOR MAKING THIS SO LONG) What can I do to get some help?

DOCUMENT EVERYTHING in writing. All attempts at contacting him to fix each item, dates, etc. Read your lease and see what it says about repairs. If he can't fix everything you have every right to break your lease and move out. If it comes down to a legal battle everything will revolve around what is stated in your lease! Document every attempt you make to get him to fix things. The more backup you've got to show for his neglect the better! It's good ammo.

Better talk to the other tenants. Be careful here. The inspectors might come in and make you move out of the uninhabitable unit.

Also, if the officials make the guy fix things the rent will probably go up.

You can't strangle the bastard, it is, unfortunately, against some law or other.

Get a boy frind/girl friend that can fix things. Or read a book or two. Some of these things are actually kind of fun to fix, and satisfying. And easy.
These things are unhealthy and must be fixed.

First send a letter to the landlord/manager that you would like this one item fixed. (the floor) After the notice in writing and this has not been fixed. Send out second letter that you will have this problem fixed and use the fix and deduct law in civil code section of 1941 and 1942. In the heath and safety code. ( state of Calif. )
After this second letter and nothing has been done go to your local heath department and file a written complaint. Second have a lic. contractor come out and due the repairs and deduct it from your rent. If you happen to get an eviction notice. Then contact an attny for the law suit you will be placing on them For retaliation evition.

Some cities have overlords that check on renters problems, Send a letter to the landlord stating your concerns, reminding him you first told him about the problem a year ago. Tell him he has one week to get it repaired or you will stop paying rent. That will get his attention. If he tries to evict you, that can take three months, go to court and explain your side.

You have a SLUM LORD.....If I were you, I would move because your health is worth more. Your going to have mold issues, you might put your foot through the floor, he might try to blame you for it all and keep your security, (landlords are good for trying to keep your security or deposit....) Just move.....It'll be worth it in the long run.....
Also report it with your local housing authority....

Call your cities code enforcement office and health department.
