We live in a basement flat where one side of our flat is underground & against soil. These walls don't seem to get damp as such but over time the paint has been flaking very slightly. Is there any paint or sealant I can put on the walls before repainting it which may help stop it flaking?

well youve breached the damp course, so no, theres not a lot you can do. brick breathes and absorbs water...

really it needs digging out. pref before the brickwork crumbles away and the walls crack.

i suggest you ask a builder. or TELL your landlord...

You can buy some paint called damp seal. I had a wall in my flat that had some water damage. I stipped off the wall paper, painted on the 'Damp Seal' and then put plaster on top once it had dried. I's suggest sanding off the painting on the damp seal. Perhaps dry it with a hair dryer first. However - now I have water patches on my carpet near this wall so I believe there may be a persistant problem from water coming from the flat above. It's worth getting a professional to confirm that the damp is coming from the soil against your flat and no where else. Ronseal might work also as this is for brick work.

It is probably flaking because moisture is passing through the wall. You should try a paint that is made to stop moisture penetration. Any decent paint store can recommend a paint for this purpose

Use block lock (found in paint section) then paint over with regular paint. Check outside and see if a gutter could be sending water to that area of your walls, redirect or extend the gutter if possible.

I picked this tip up off a program once and its cheap mix your paint with about one quarter pva glue it acts as a sealent and should stop the flaking. Good luck hope it works for you.

go over it with a bitumen based paint ..then when dry ..emulsion it ..it will allways be a cold wall
